OUR SERVICES / PLANNED MAINTENANCE / NPL PHASE 2

NPL - Phase 2

FIT-OUT CAT B

Brief/Scope of works:

Celltarga have undertaken several projects during 2020 on the National Physics Laboratory (NPL) campus in Teddington.

The second phase of works to Building 84 is to refurbish some 2000m2 of office and meeting room / lab space over 2 stories.

The works are to be undertaken in two stages where the client team are decanted into a small part of the footprint of the building while refurbishment is undertaken to some 80% of the floor area. The client will then move into the new office space to allow completion to the previously occupied area.

The works are first undertaken to soft strip the building of all elements from furniture and soft fitting to partitions, ceilings and old M&E.

Once complete the works will start to refurbish the remaining shell back into 2000m2 of new Cat A office space.

Celltarga were appointed to work with the design team during the soft strip phase to complete the design and pricing of the work and to secure a supply chain who can deliver the high spec fit out of the space.

The works included the fit out of the offices with new partitions, glazed meeting rooms, new laboratories, toilets and showers, tea points and kitchens as well as anew reception area and auditorium.

Phase 2.2 will be to deliver the remaining office space, toilets and the auditorium with new plant incorporated to deliver the new M&E heating and colling facilities.

Challenges:

The main challenge is the programming for the scheme considering the COVID-19 restrictions and Brexit implications. To mitigate these risks the design team worked with the suppliers to ensure kit installed was not only assembled in the UK but that the components are available to allow assembly.

The programme therefore required critical path analysis through the main supply chain and specialist supply chain members to ensure the design was carried out in advance of significant lead in times for bespoke M&E kit.

Other considerations included the security to the site requiring all deliveries and labour having careful planning and 7 days’ notice of arrival and notification to NPL.
